FAQ
Questions we are asked most
If your question is not here, ring us: a person answers every call.
Buying
How much deposit do I need?
Most lenders ask for between 5% and 15%, and the more you put down the better the rate. Use the mortgage calculator on any sale listing to see how the deposit changes your monthly payment, then speak to an independent broker.
Can I view outside normal hours?
Yes. We run viewings on Saturdays and, by appointment, on Sundays and weekday evenings. Use the viewing request form on any listing and tell us what suits you.
How does making an offer work?
Tell us your offer, your position (chain free, mortgage agreed, cash) and your timescale. We present it to the seller in writing the same day and keep you informed until it is accepted or declined.
What does 'under offer' mean?
An offer has been accepted but contracts have not been exchanged. The sale can still fall through, so register with us and we will tell you if the property returns to the market.
Selling
Is the valuation really free?
Yes. There is no charge and no obligation. A valuer visits, walks through the home and sends you a written report with the comparable sales it is based on, usually within two working days.
How long does a sale take?
From instructing us to completion, typically 14 to 20 weeks in this city: two to four weeks to prepare and find a buyer, then ten to twelve for conveyancing. Chain-free sales can be faster.
Do I need an energy certificate?
Yes. An energy performance certificate (EPC) is required to market a property in England and Wales, and it is valid for ten years. We can arrange one for you.
What happens at a valuation visit?
We spend around 40 minutes in the property, look at size, condition and layout, and talk through your plans. We take notes and photographs for the report; you do not need to tidy up.
Renting
What do I need to rent a home?
A reference from an employer and a previous landlord, proof of identity and right to rent, and the first month's rent plus the deposit. Our lettings team will explain each step.
How much is the tenancy deposit?
In this demo, five weeks' rent, held in a government-approved deposit protection scheme. Replace this with the rule that applies where you operate.
Do you manage properties for landlords?
Yes: a let-only service and a fully managed service, including rent collection, repairs, safety certificates and inspections. Ask Priya for a no-obligation rental valuation.
Fees and the law
What are your fees?
For sales, 1.1% of the sale price including VAT (demo figure), paid only on completion. For lettings, 9% of the monthly rent for a fully managed service. There are no upfront marketing charges.
Are you part of a redress scheme?
Placeholder: state your membership of a professional body, your client-money protection scheme and your property redress scheme here, as your local law requires.
How do you use my data?
